‘Paringa’ – Munro, Victoria (July 2018)

‘Paringa’ is a versatile 569.12* hectare (1406.32*acre) agribusiness operation with secure water entitlement and extensive irrigation infrastructure.

Paringa comprises a fertile mix of river flat, Fernbank and Perry sandy loams. The diversity of soil types coupled with the property’s scale and water assets
underpins a successful Angus breeding, fattening and year-round irrigated fodder crop program..

The Result

Paringa sold at auction for $550,000 above the vendor’s reserve price.

Paringa’s marketing achieved a remarkable 479,453 online views. We recorded nearly 40 direct enquiries, conducted 12 individual group inspections, 37 people attended the auction with 3 groups bidding for the property.

‘Hareeba Park’ – Bundalong, Victoria

Hareeba Park is located in the North East of Victoria, situated 68km* from the major township of Albury/Wodonga, 20km* from Victoria’s famous Rutherglen wine region, 46km* from Wangaratta and 15km* from Yarrawonga/Mulwala.

Hareeba Park is a 288ha* (712* acre) cattle back-grounding operation, finishing and fattening up to 500 head of cattle for market every quarter.

The Problem

Hareeba Park failed to sell at auction 18 months earlier.

In collaboration with the vendor a review of the vendor’s previous marketing campaign identified the property was marketed incorrectly. The review identified;

  • Hareeba Park was presented as a lifestyle property when its real strength was cattle back-grounding / intensive farming.
  • The visual presentation of the property online and in print was very poor.
  • The level of detail associated with the original presentation was very poor.
  • The property wasn’t extensively marketed. 

The Fix

  • Despite the property failing to sell at auction 18 month earlier, auction was once again chosen as the preferred method of sale.
  • All earlier marketing associated with the failed auction campaign was immediately removed from the internet.
  • Professional photographs and video footage of the property focusing on the cattle back-grounding / intensive farming qualities of Hareeba Park were taken and used for all marketing.
  • Written content was completely overhauled with emphasis on the cattle back-grounding / intensive farming qualities of Hareeba Park.
  • A comprehensive Information Memorandum (IM) for Hareeba Park was created.
  • A comprehensive national and international marketing campaign was implemented including Ray White Rural’s exclusive *Digital Dias package.

The Result

Hareeba Park sold at auction.

Throughout the campaign Hareeba Park received multiple enquiries and inspections. With multiple bidders attending the auction on the day the property was sold to a group involved in the cattle industry.

‘Flinders Island Meat’ – Flinders Island, Tasmania

Flinders Island is situated above the north east coast of Tasmania, approximately 213km by ferry from the Tasmania town of Bridport.

The island’s isolation, small population base and historical evidence of island property remaining on market longer than 12 months called for a marketing strategy that would overcome these issues.

An ‘Expression of Interest’ campaign with a call to action deadline marketed nationally and internationally across print, digital and database mediums resulted in multiple enquiries and inspections prior to the campaign deadline.

Multiple ‘Expressions of Interest’ offers were received with the final offer accepted within 60 days of the commencement of marketing.

‘Mountain Chalet’ – Bright, Victoria

In this case study the ‘Mountain Chalet’ located at 45 Caloutas Lane, Bright, sold for a figure greater than $1.1 million within 73 days of listing the property for sale.

The ‘Expression of Interest’ campaign with call to action deadline was marketed nationally and internationally across print, digital and database mediums. The call to action campaign resulted in multiple enquiries and inspections prior to the deadline. The successful purchaser from Victoria’s Mornington Peninsula noticed the property in one of Melbourne’s leading weekend newspapers.

The property valuations website PropertyValue.com.au (powered by CoreLogic) indicates the current median price for Bright at $425,000 with average days on market to sell at 110.

‘Camilo Estate’ – Teesdale, Victoria

Camilo Estate was a 54.51ha lifestyle property situated approximately 104km (1 hour 30 minutes) west of Melbourne.

Bought by the vendors years earlier, the vendors invested considerable time, effort and money on structural improvements and development of an olive grove, olive oil processing facility and boutique wholesale olive oil distribution business.

The vendors felt it was important to showcase the boutique agribusiness opportunity coupled with the lifestyle aspect of the property. The vendor’s aspiration was to sell the 54.51ha lifestyle property, improvements and boutique olive oil business at a premium above local lifestyle property values.

A ‘Tender’ campaign with a call to action deadline was implemented supported with state, national and international print and online media.

The campaign received multiple enquiries leading to several inspections and ‘Tender’ applicants. The final offer accepted by the vendor was above their expectation.
